ARLA Propertymark CEO David Cox will provide expert assistance on the forthcoming repeal of Section 21 at Goodlord's webinar on Thursday 12th September.
This follows hundreds of questions being submitted to Goodlord by letting agents concerned about the impact the forthcoming legislation may have on their landlords and tenants. The webinar will provide letting agents with expert advice and support on managing the legislative changes.
Many agents have already expressed concerns that the proposed changes to Section 8 won’t go far enough and there won’t be recourse to remove tenants who haven’t paid rent or are anti-social.
Questions ahead of the seminar have already begun pouring in, with one agent from a nationwide student lettings agency asking:
“What can a landlord do to ensure that they are still empowered when it comes to removing a tenant that has not paid rent or is causing disruption in the building. Is Section 8 their only option, as this seems a challenging and elongated process?”
Others have echoed concerned about the potential for a drawn out repossession process under Section 8.
“The Section 8 court process is very slow, with no guarantees of repayment of rent arrears - how will this be improved?” an agent in Royal Tunbridge Wells asked.
And some are worried that the repeal of Section 21 could result in more landlords leaving the private rental sector.
“I have seen the impact the Tenant Fee Ban has had on our landlords, who have intimated to me that if Section 21 is abolished, many will be considering their options. Do you think moving forward the PRS will be hugely reduced in numbers of properties available?” asks an agent in Cambridge.
