It’s safe to say that 2025 has been one of the most significant years for the Private Rented Sector (PRS) in recent memory.
With the Renters’ Rights Act finally passing into law after months of amendments, votes, and back and forth, reform is set to sweep across the sector.
At Goodlord, we’ve been following the Act’s twists and turns, providing our customers with content pieces, webinars, events, and product launches to help them make sense of the rapidly changing landscape.
After a long and successful year, we thought it would be a great chance to take a look back and compile our best bits from 2025.
"The Private Rented Sector in 2025 has been defined by uncertainty: looming regulation, shifting tax expectations, and a market where demand continues to outstrip supply. Through all of this, letting agents and landlords have had to separate myth from reality, and plan ahead in an environment which can often feel hostile to the private sector.
“At Goodlord, we’ve spent the last 12 months helping the industry stay ahead of the curve. And we've been investing in tools and products to help our customers navigate incessant legislative change, protect against unintended consequences and streamline operations so they can keep delivering for landlords and tenants. If 2025 has been about navigating uncertainty, 2026 will be about managing change to build a smarter, more sustainable private rental sector. And we’ll continue to be right alongside our customers as the landscape evolves."
Our expert teams are constantly working to build products that will benefit our customers and solidify our position as the gold standard lettings platform. 2025 was no exception. Here are just a few of our landmark launches this year:
The Rosewood Edition is our latest upgrade to the Goodlord platform. Packed with new features and processes, it was one of our most exciting releases last year. Thanks to Rosewood, our customers can enjoy products like Goodlord Guarantor.
In 2025, there was a big change in sanctions regulations impacting letting agents. In May, agencies became classified as “relevant firms”, meaning they now have a legal obligation to report any confirmed or suspected sanctions breaches to the Office of Financial Sanctions Implementation (OFSI). As part of our efforts to streamline our customers’ lives and processes, we developed a suite of tools to automate the checks.
Ensuring our processes remain compliant with the Renters’ Rights Act has been one of our biggest concerns this year. Our teams have put in an incredible amount of work to ensure that our Rent Protection Insurance policy meets all our compliance obligations. Our updated policies will include:
We’ve worked hard this year to ensure that our customers can maximise their offering under the Renters’ Rights Act and protect their revenue. One aspect of this has been our new simplified Section 13 process. Our customers can now get automated alerts, ensuring rent reviews are done at the right time and with the correct documentation.
In October, we hosted a breakfast panel at the Haymarket Hotel to mark the launch of our annual State of the Lettings Industry Report. Our expert panel included:
It was fantastic to see so many key industry figures come together for such a timely and valuable discussion.
After hosting our Rosewood webinar the day before, we continued the momentum at EA Masters, bringing the product launch to life in the Goodlord Garden - growing with every change. With Renters’ Rights Act-themed smoothies, beers, and cocktails, plus caricatures and plenty of great conversations, the day was one to remember. It was a pleasure reconnecting with customers, meeting new faces, and diving into the ever-changing world of lettings.
Following Royal Assent and the release of Renters’ Rights Act implementation timelines, we were quick to schedule a webinar with industry experts to help agents and landlords get up to speed.
Our very own Oli Sherlock and Tom Goodman, joined by property lawyer David Smith, addressed an unprecedented number of questions in what became our most-attended webinar to date. Since then, we’ve hosted an additional follow-up webinar and produced further content to keep pace with the ever-growing number of questions coming our way.
We’re very proud of the content we’ve produced over the last year. From our annual State of the Lettings Industry Report to our constantly updated Renters’ Rights Act guide, our content has helped landlords, agents, and tenants make informed decisions in this brave new world. Here are some of our biggest and best pieces:
Without a doubt, our most popular blog this year has been our Renters’ Rights Act 2025 guide. What started life as a simple starter pack has grown into the most in-depth blog on our site, with over 110,000 views this year, making it an invaluable resource for anyone looking for information on the Act.
With insights from over 2,750 agents, landlords, and tenants, the 2025 edition of our annual State of the Lettings Industry Report (SOTLI) was our most successful and insightful yet. We couldn’t be happier with this year’s SOTLI, and if you’re not already one of the 900+ people who’ve downloaded it or the 4,901 who’ve read it online, you’re sure to find some incredible insight into the Private Rented Sector.
Over the last year, we’ve worked to update, expand, and refine all of the information we provide about the Renters’ Rights Act. Our blog on Section 13 (soon to be the only way landlords can increase rent) drew particular attention, with over 33,000 page views in 2025.
The Renters’ Rights Act is a sprawling piece of legislation that will affect every part of the PRS. To help landlords and agents better understand what’s changing and how it will affect them, we produced our Renters’ Rights Act eBook, which gives you practical advice about how best to prepare for the legislation.
