Goodlord launches raft of products and partnerships to prepare for the Renters’ Rights Bill

Goodlord has today revealed a raft of new products and a series of new partnerships. These new offerings are designed to prepare agents and landlords for the wide-reaching changes set to be ushered in by the Renters' Rights Bill

According to the recently released State of the Lettings Industry report, almost half of landlords (47%) have sold properties over the last year or are planning to do so over the next year. And 56% of landlords said that incoming legislation, including the Renters’ Rights Bill, would be the reason they leave the market in the next 12 months.

To help agents support their customers and unlock new revenue streams, and ensure landlords aren’t grappling with additional admin and compliance headaches, Goodlord has unveiled its latest platform upgrade, The Aspen Edition.

The latest upgrades were announced in a webinar led by Goodlord CEO William Reeve today. They include integrations with providers including Street.co.uk and product releases around rent reviews, Rent Protection Insurance, ID Verification, and inventory management. 

Goodlord is also boosting the size of its Compliance and Engineering teams to ensure their products stay one step ahead of any legislative changes. 

The Aspen Edition will include:

  • An integration with property management platform Street - this partnership will allow for seamless workflows and the easy transfer of data between the two platforms. Customers of both Goodlord and Street can avoid double data entry; saving time and reducing the risk of errors. 
  • Rent review tools - To help agents cope with the Renters’ Rights Bill’s imminent abolition of fixed-term tenancies and its scrapping of Section 21, the Goodlord platform will now ensure landlords and agents can be guided through the ‘Section 13’ process compliantly. This will be the primary way for a landlord to amend the rent, once the Bill passes. Goodlord will ensure the right documents are served to tenants around rent changes and provide landlords and agents with a full audit trail to aid legal proceedings. 
  • Rent Protection Insurance - As part of the Aspen update, Goodlord has also announced upgrades to its rent protection offer, including a new Claims dashboard which provides users with greater insights and transparency over each claim. With the scrapping of Section 21, all eviction proceedings will need to go through courts - raising the likelihood of the landlords and agents needed to process claims.  
  • IDVT - Goodlord has introduced a new ID Upgrade package, which enables agents to perform secure, remote right to rent checks in the UK. This protects letting agents and landlords from document forgery and fraud, ensuring compliance. 
  • Inventory management - Goodlord are also bringing the next piece of the move-in puzzle onto the platform. Going forward, Goodlord customers will be able to see and collate all tenant responses and communication around inventories in one place, making it easier for agents and landlords to handle the inventory process.  

According to the State of the Lettings Industry report, just under a third (29%) of landlords cited compliance as the main advantage of using a letting agent, up from 17% in 2023.
