    An analysis of the UK residential lettings market has revealed that there was only a 2% increase in late rental payments over the last month. The findings come from a study by property technology company Goodlord who analysed payment trends from a representative sample of 20,000 UK rental properties. More than a hundred estate agents were also surveyed on their experience of late rental payments since the outbreak of the pandemic.

     The UK rental market has taken a big hit due to the coronavirus shut down, shows Goodlord's daily Tenancy Volume Index and March Rental Index. With tenants now either unable or unwilling to move, the latest figures show a steep decline in new tenancies being processed. However, the data also suggests a rental surge took place in early March, as tenants scrambled to sign new contracts before more stringent social distancing measures came into force.

    The government has temporarily adjusted the process for carrying out right to rent checks due to the coronavirus (COVID-19) pandemic, allowing checks to be carried out over video calls and tenants to supply scanned copies or photos of documents rather than providing originals. The temporary measures came into effect on 30 March 2020 and were outlined in the government’s guidance Coronavirus (COVID-19): landlord right to rent checks.
