Before using Rent Protection Insurance, Bourne was concerned about the impact of rent arrears and legal delays.
“I had some serious concerns about the eviction process before using Rent Protection Insurance. One of the biggest was knowing that we would likely lose our client. Naturally, they start to think negatively about every part of your agency because of the tenant not paying rent.”
With court delays stretching months and the Renters’ Rights Act set to introduce longer eviction periods, the need for robust protection only grew.
“If a tenant stops paying rent, especially now that the process is longer, there’s that extra layer of protection for our clients if anything goes wrong.”
I feel really confident that Goodlord is always keeping up to date with all the changes in legislation. They’re constantly improving their products to suit and to make sure they’re up to speed with what’s going on in the lettings world.
Becky Ward
Director at Bourne Estate Agents
Bourne integrated Goodlord’s Rent Protection immediately after onboarding, helping them protect revenue, streamline processes, and win new instructions.
Goodlord recently enhanced its Rent Protection and Legal Expenses Insurance to reflect the changes coming in the Renters’ Rights Act, now including:
First month’s rent protection: If a tenant moves in but doesn’t pay the first month’s rent, that amount is covered.
Section 13 tribunal cover: Covers the difference between the old and proposed rent for up to six months if a tenant disputes a rent increase and it goes to tribunal.
£1,000 property damage cover: Often double what a a standard deposit would cover.
“One of the key benefits is that there’s no cap on payments. A lot of competitors have a six-month payment cap, which doesn’t always benefit our clients, especially with court wait times being so long at the moment."
Becky recalls a recent claim where Goodlord supported them through the process and the landlord re-instructed them after the case - “we kept our management fees, and more importantly, had a happy client at the end of it.”
Since introducing Rent Protection Insurance, Bourne has retained high-value landlords, protected revenue, and enhanced their competitive edge.
Beyond protection, Goodlord's training, compliance support, and customer service have significantly reduced Bourne’s admin burden and strengthened their compliance capabilities. Alongside this as Section 21 phases out, Becky highlights Goodlord’s evolving policy as a critical advantage.
